Housing

The proposed development will provide a total of 86 high quality and energy efficient affordable homes. These will include a range of different types of dwellings including 1 to 3 bedroom detached, semi-detached and terraced homes to meet the local housing need. The dwellings will range in height from 2 to 3 storey. The proposed dwellings will be of a style and appearance consistent with the local character and will deliver attractive streetscenes.

 

Susainable Drainage

The Site benefits from existing foul and surface water sewers located at the front (Western most boundary) of the development. Both foul and surface drainage systems are proposed to be adopted by Yorkshire Water.

The attenuation is restricted to green field run off rate has been sited at the front of the development as this is the lowest point of the site and provides attenuation for the development and highways network.

 

Highways and Access

Vehicular access to the Site will be from the existing internal road from Beckwith Head Road. A Transport Assessment is being prepared for the proposals to review the capacity of the local road network and any impacts from the development which will be mitigated. All dwellings will have appropriate levels of car parking, and the proposals will support active travel.

 

Socio-Economic Benefits

Harrogate plays an important role within North Yorkshire and is identified within the emerging Local Plan as a Major Town and is an identified focus for development to meet local needs. The development of the Site will generate a range of socio-economic benefits including job creation in the construction industry, economic activity through infrastructure and local spending, and providing much needed new homes. Building new homes can also address issues like meeting the need for affordable housing and supporting community infrastructure.
